An asbestos survey is an effective way to help you manage asbestos in your premises by providing accurate information about the location, condition, quantity and type of any asbestos-containing materials (ACMs).
When considering how to avoid the risks from asbestos e.g. for small building works, no employee should be asked to carry out work which disturbs the fabric of the building unless the employer or Principal Contractor has confirmed that ACMs are not present.
Surveying buildings for ACMs takes various forms depending on a client's need and the present uses of the building. However, assuming a building is free from asbestos, when it is not, could result in criminal prosecution if workers or building occupants are exposed to asbestos fibres. Don’t take that risk and commission a survey in compliance with CAR (2012) and CDM (2015) Regulations.
The common misconception is that asbestos is a problem from the past, only used in the post-war building boom in non-domestic properties and that it has all long since been removed. That couldn’t be further from the truth! Asbestos was used in over 3,000 products ranging from floor screeds and tiles, to wall/door/ceiling panels, toilet cisterns, and electric appliances. Asbestos was also used throughout historical construction from fire protection to structural steelwork, hidden within column and beam cladding, much of which is still present. Furthermore, inspect under the floorboards, or within risers and lofts of the sandstone mansions throughout any city and you will find lots of examples of pipe and boiler insulation with asbestos containing materials (ACMs).
